Maricopa commission approves Villas at Stonegate – Steady growth, that’s what Maricopa is experiencing presently. With the new businesses (like Marshall’s, Chili’s and Cookie Crumbl) and a plethora of residential and commercial construction, Maricopa is seeing exponential growth.
So, no surprise, the Maricopa Planning and Zoning Commission approved an updated Villas at Stonegate permit on Monday after its previous stipulations were adhered to.
On Sept. 26, the commission tabled this development review permit until a later date. That date came this week, and the townhome development is now able to move forward.
The request was made by David Bohn of BFH Group for approval of the photometric and elevation, site and landscape plans for 293 townhome-style units. It’s a multistory, multifamily development on 16.1 acres at the southeast corner of Stonegate Road and Alan Stephens Parkway, north of Maricopa-Casa Grande Highway.
The applicant added 16 parking spaces to the northern side of the development since the commission felt that was lacking for guests and overflow.
The applicant also added pedestrian gates on the north and southeast corner, which the commission also felt was lacking. One of these gates was actually on the site plan before, but it wasn’t well marked.
Commissioner Dan Frank felt the southeast gate was in a retention area and wondered if a path could be made or the retention area modified to create better access to the commercial developments.
City staff said they couldn’t add a path off site, but they’ll review finding a safer access point, so it’s not in a retention area once the applicant presents the preliminary plat.
City staff showed better renderings for how the buildings would look. There’s actually “quite a bit” of undulation with different materials, heights, balconies and awnings, avoiding the “boxy” appearance on the site plan.
Commissioner Bill Robertson felt the townhomes still seemed linear, but he said he wouldn’t create a stipulation to change the look and just made the suggestion.
“I do appreciate you guys going back and sitting down and cooperating,” he said. “It does show that sometimes a second look results in some good things.”
City staff mentioned seeing the site plans for the clubhouse, though during the last meeting they were omitted for some reason.
The clubhouse mirrors the townhomes with lots of different materials and colors.
More awnings were added throughout the elevations, especially for the western-facing buildings.
