Maricopa Commission Approves Villas at Stonegate
So, what is a Commerce Center anyway? Cause Maricopa is getting a new one, the Maricopa Commerce Center. It is proposed to be situated south of the southeast corner of West Honeycutt and North Porter roads. Not so sure how that will play in with the traffic issue on Porter Road. Guess we will see!
Maricopa Commerce Center
Either way, the Maricopa Planning and Zoning Commission on October 24th (this past Monday) submitted approval to provide the city with more much-needed commercial space.
This request from Alpine Development Partners for the new Maricopa Commerce Center is set for the review and approval of the general plan amendment for 1.69 acres from high density residential to employment and the rezoning of 3.61 acres from general business to general commercial.
Located south of the southeast corner of West Honeycutt and North Porter roads, the site is in a high traffic area. This is cause for some residents to express concern. On Monday, a few residents mentioned addressing the traffic issue on Porter Road. Commissioner Jim Irving suggested the city look into the traffic flow and have a clearer vision on what that’ll look like. We may get some good illustrations soon.
The whole plan was brought up to change it to the current zoning code from Pinal County’s pre-existing language to the city of Maricopa’s.
Tricky huh?
Alpine Development Partners is looking to place two new buildings that are multi-tenant as shown in the conceptual site plan for context. The final site plan will be presented later under the development review permit.
A quick look into ADP shows they have a mediocre reputation. Lowest bidder wins, am I right? Guess we will see when the dust has all settled.
The location is convenient, and there’s easy access. There’s an exit on the west side near the center of the location and even a driveway on the north side. This second access point is shared with another development with two access points off the driveway. There is plenty of room to place the two new buildings that are shown in the conceptual site plan. The final site plan will be presented later under the development review permit.
When all is said and done, Alpine Development Partners plans to develop Maricopa Commercial Center, which would consist of a 15.4KSF multi-tenant retail building and a 25.6KSF multi-tenant flex industrial building. It may or may not be a sore spot to traffic talk for a while, but we’ll get used to it, right?
Other than the Maricopa Commerce Center, apparently we’re getting a new rural retailer in our sleepy country town.
Tractor Supply, the largest rural lifestyle retailer in the United States, has taken initial steps to come to Maricopa. This was confirmed Tuesday morning.
There has been recent widespread speculation on social media that the firm was planning the move. This may indeed spell well for the Maricopa JOB scene, bringing jobs to the city.
The city official said the company, which has more than 1,900 locations nationwide, has made its initial submittals to the city and the initial review has been completed. Ace Hardware is the largest home-improvement retailer, followed by True Value, Home Depot, Tractor Supply and Lowe’s.
No location for the new retail outlet was initially available. Still excited and I’ll likely never need a tractor. Guess we’ll see.
